Remember that for the most part, Buyers want to visualize your home with their own individual preferences so don't confuse them with an abundance of your own memorabilia.
Next, you will want to determine the price you will ask for your home. You should try to get some data on comparable homes sold in your neighborhood if there have been any sold recently. You can talk to neighbors and get their sense of the market. You might visit open houses and determine a sales price based on what is being asked for homes similar to yours. Marketing your home in this competitive market presents another challenge. You can start by obtaining For Sale and Open House signs; and perhaps conduct a couple of open houses just to get your feet wet. You can post your home's details on the Internet and take out a classified ad in the Lexington Herald-Leader. In general, make it known to your friends, associates, church members, and anyone else who will listen to you that you are very serious about selling your home. Too often, For Sale by Owners are considered to be people just exploring possibilities and not all that serious about selling.
It would be a good idea to get familiar with the various forms used for real estate transactions, and talk to a Lender to get some ideas about pre-qualifying prospective Buyers. You will also need to understand the steps one has to take to proceed to escrow. Since selling a home is a very emotional time in your life, it's a good idea to do your homework first in order to feel confident about the basics of the home selling process.
