Staging is an important step in getting your home ready to sell, especially when there are many homes similar to yours on this competitive market. What it means, simply, is to evaluate objectively what improvements should be considered, both inside and outside your home, to make it more appealing to prospective Buyers. Staging can be done by you, the Seller, or the services of a professional Stager can be obtained.
Your home reflects your family's personal tastes in the way you've decorated, arranged your furniture, chosen your pictures, and displayed your personal mementos. In order to be objective about necessary changes, you should try to develop a somewhat detached attitude about your home as soon as you have made the decision to sell. Selling a home and moving to a new one are among the most emotional times one can experience so it may take an effort on your part to decide what changes, if any, should be made.

You want prospective Buyers to see the home as they would live in it so begin by putting away many of your personal items. Next, have a thorough cleaning done from top to bottom. A room may need a coat of paint, leaky plumbing fixtures will need to be repaired, perhaps an area of carpet should be replaced or professionally cleaned, clutter removed from wherever you find it, and so on throughout your home.
Just as important, you need to examine the outside of your home, both the structure and the landscaping. Curb appeal is extremely important because if your home looks tired from the street, prospective Buyers will be less enthusiastic about even coming inside. So, at the very least you should do a complete yard clean up, grass trimmed, beds weeded, trees pruned if necessary, and flowers planted if the season permits.
You may also want to consider hiring a Professional Stager who's advice will be objective and who will know from experience what needs to be done to Stage Your Home to Sell. A Stager will take a look at all aspects of your home and give you specific recommendations for improvements which will normally include a cost estimate. You make the decision as to what changes will be made, if any, based on cost, your desire to sell, other homes for sale in the neighborhood, and related factors.
