The CMA analyzes the actual prices for homes sold within a recent period of time in your neighborhood, or close by, and targets those homes that have the same features as yours.
The CMA provides a realistic picture of the current competitive market for your home and a starting point for pricing it to sell. If your home has special attributes, you might consider pricing it a little higher than the market and if you are anxious to sell quickly, you could consider a somewhat lower starting price.
